Designing to a budget

How can you create the space you want while keeping your project budget on track from the start? At Cyclo, progressive budgeting brings design and cost together throughout the process, helping clients understand what their project will cost before construction begins.

Creating cost certainty

We don’t believe knowing what your project will cost should have to wait until the design is complete. At Cyclo, our design and technical teams work side by side, so they can consider the cost implications of design decisions as they’re made.

Because we have current knowledge of construction costs, including consultant fees and third-party costs, we can provide a clearer picture of your project cost early. The result is greater certainty from the start.

What is progressive budgeting?

Progressive budgeting is the repeated review and refinement of pricing at key milestones as the project becomes more defined. This means that your budget becomes more accurate as design, engineering, approvals, materials and specifications are resolved.

We use a working document rather than a one-off estimate, which ultimately contributes to the construction contract. For our clients, the benefit is clear: you’ll understand the total construction cost before construction begins.

The advantage of designing to a budget

We’re not here simply to make everything cheaper or cut corners. When we design to a budget, we’re more realistic about what we can achieve. We research alternative materials, structural solutions, engineering approaches and finishes to achieve the outcome our clients are seeking.

Designing to a budget avoids the scenario where a client may fall in love with a design, only to discover that it is ultimately not possible without major compromises.

What do I need to consider?

Begin by establishing what your available budget needs to cover. If you’re borrowing, clarify with your broker or lender whether the amount includes equipment, pre-construction and certification costs, contingencies, loose furniture and other requirements needed to make your space operational.

It’s also worth thinking beyond the initial build. If you expect to operate from the facility for many years, consider where investing more now could create greater long-term value.

Most importantly, establish a realistic budget early and make design decisions with that figure in mind. At Cyclo, our design and construction teams work together throughout the process to help clients understand costs, make informed decisions and achieve the best outcome.
